  1. What kind of pets do you allow? Do you permit exotic pets?
    We allow dogs, cats, birds, and fish. Unfortunately, we do not permit exotic pets.
  2. How many pets may I have?
    Two pets will be allowed per apartment. If two pets are allowed, they both must be 30 lbs or less or we allow one pet at or below 70 lbs.
  3. Are there any deposits, special fees, or monthly charges to have a pet?
    There is a non-refundable pet privilege fee of either $250 or $500 depending on the number and size of pets. This fee is per pet. There is also a $15 or $30 monthly pet rent per pet, depending on the number and size of pets.
  4. What must I bring with me to tour an apartment?
    You must have a driver’s license or another form of photo ID.
  5. What are your fees and monthly charges?
    Monthly charges and fees could include pet rent, short term rent fee, and utility charges.
  6. What are the income and credit qualifications?
    Your income must be three times the amount of your monthly rent. Applicants should have a favorable credit history. Favorable credit history is no credit or more positive credit than negative. All outstanding obligations will be considered. Any applicant with an unfavorable credit history will be denied, or must provide a guarantor/co-signer that meets the guarantor/co-signers qualifying standards below.
  7. What is acceptable “proof of income” to sign a lease?
    We can accept your last three months paystubs, the previous year's tax return, or an offer/hire letter. Unemployed applicants must provide documentation regarding sources of income, e.g. - social security, pension, savings, interest, or provide a guarantor/co-signer that meets the guarantor/co-signers qualifying standards. Please ask Management if you feel you have a suitable proof of income that is not on this list.
  8. What happens if I qualify for an apartment, but my roommate does not?
    All of our applicants must qualify and be approved by management. The qualified applicant is welcome to live in the apartment by themselves or find a different roommate to apply.
  9. Is my security deposit totally refundable?
    All but $90 of your security deposit is totally refundable. $90 is non-refundable per the lease agreement.
  10. If I get a job transfer, can I break the lease?
    If you must break your lease, we have a rent until re-rented process. There is a $1000 re-letting fee in which we put your unit back on the market and try to get it re-rented for you. You would still be responsible for your rent and utilities until the new renter takes possession.
  11. Can I change to a month-to-month lease plan after my first year?
    After your initial lease term of one year, you are welcome to go on a month-to-month lease. There is an extra $75/month added to your rent to do so.
  12. What utilities are included in my lease?
    Trash Removal and Recycling are included in your lease.
  13. How long is the term of the lease?
    We accommodate 6 and 12 month leases. There is an additional $50 monthly fee for 6 month leases. In addition, we rent units furnished on a short term basis starting with a 3-month minimum. Please ask staff for pricing.
  14. Do you accept leases for short terms?
    Our shortest lease term is 6 months. We also accommodate 3 month leases for our corporate/furnished rentals.
  15. Am I required to have renter's insurance?
    We do require renter’s insurance. We suggest the policy have a million-dollar liability limit to protect our renters.
  16. Do you offer furnished apartments?
    We do offer furnished apartments. Please ask staff for details & pricing.
  17. Do you offer corporate apartments?
  18. If something needs to be repaired in my apartment, how do I report it?
    There are many ways to report a service request. You can fill one out online at our website, you can call a staff member in the office, or you can stop in and let a member of the staff know.
  19. When is my rent payment due?
    Rent is due on the 1st of every month.
  20. What day of the month am I liable for a late charge?
    A late fee of $100 will be charged on the 5th of the month.
  21. Will you accept electronic payments from my bank?
    We do accept electronic payments. You can sign up for payments through An office member will be able to provide you with any information needed to set up an account.
  22. Is there a place where I can pay my rent after office hours?
    There’s a rent drop box where you can leave your rent payment. You are also encouraged to pay rent online at
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Guests are welcome but if they are staying for longer than a month, they will need to get approved and added to your lease by management.
  24. Do you have reserved parking?
    We do not have reserved parking. Any additional parking spots other than your garage or in front of your garage are first come first serve.
  25. I have a motorcycle, where can I park it?
    You may park it in your garage or any of our additional parking spaces available.
  26. My children live with me in the summer; do I need to notify your office when they arrive?
    Please do notify the office prior to arrival. We need to approve and add anyone over 18 to your lease.
  27. Can I install my satellite dish at my apartment?
    We do not permit installation of satellite dishes at our property. Installation of satellite dishes is at the discretion of Management.
  28. Do you have cable services?
    We do have cable services. Our services are available through property approved providers.
  29. Does the property have a fitness center?
    We have a 24-hour fitness center available for our residents.
  30. Does the property have a swimming pool?
    The property does have a heated swimming pool.
  31. Does the property offer on-site recycling?
  32. Are gas grills permitted at your property?
    Yes. No Charcoal Grills are permitted.
  33. Are residents permitted to paint their apartment?
    We do not allow residents to paint their apartments.
  34. Will you accept my delivery packages for me?
    We do accept packages as a courtesy to residents. We have no liability for packages we have been asked to sign for.
  35. Do you have a list of Preferred Employers?
    We do have a preferred employer program for the following companies: Military, Wells Fargo, Nationwide/Allied, Principal, John Deere, Pioneer, Police Officers, Firemen, Wellmark Blue Cross/Blue Shield, and Teachers.
  36. How is your property different from the competition?
    Our property is different because we are more town home-style than a traditional apartment. Every unit has an attached garage and their own front door. It’s more private. We truly care about our residents. Whether you have a maintenance issue or an office question, the staff is here to help you! We have a great location! We are near shopping, restaurants, and there are tons of walking and bike trails nearby that lead to Sailorville Lake. We provide our residents with a number of amenities.
